    Why Should I Get a Professional Home Inspection?

    Buying a home is probably the largest investment you'll ever make. So by being familiar with a properties condition and the possibility of costly repairs before you purchase is necessary to minimize any potential surprises.

    After reviewing the report with the inspector, you'll be able to make a much more informed decision and have a better understanding of the property you are considering purchasing.

    When Do I Call An Inspector?

    Typically, the inspector is called after a contract or purchase agreement has been signed.

    Should I Be Present At The Inspection?

    Communication with the inspector is important in order to fully understand the inspection report and its findings. Although it's not required, we encourage you to be present during the inspection. This will allow you to observe and ask questions as you learn the condition of the home.

    What if the Report Reveals Problems?

    First it is important to know that no house is perfect. If an inspection report reveals problems, it does not necessarily mean you should not buy the house, only that you will know ahead of time what to expect. This information may be very important to you if you wish to avoid costly repairs. If problems are found, it may cause the seller to adjust the selling price or contract conditions. If a home is found to be in good shape, you can complete the purchase with an understanding as to the condition of the property. The written report will also have taught you many things about your new home and you will want to keep it for future reference.

    Purchasing a Pre-Owned Home?

    If you are considering the purchase of a pre-owned home, our inspection will provide you with valuable information on the existing condition of the home as well as possible future problems so as to assist you in making an informed decision.

    To Ensure the Best Possible Conditions for Your Inspection: 

  • Be actively involved with the inspection process, deal directly with your inspector.  
  • Schedule a date and time with the homeowner or selling agent that will allow sufficient time. 
  • Confirm that all utilities have been turned on.
  • Confirm that all areas are readily accessible by removing items that may block access. 
  • Confirm that doors are unlocked and any areas that may prohibit inspector accessibility have been cleared. 
  • Ensure that pets or any other conditions will not hinder the inspection.   
  • Be present at the time of inspection if possible.
